Richardson, Planning Director SUBJECT: Consider the Replat of Lot 31 into Lots 31A and 31B, Unit "C", Tyrrell Park Addition, Beaumont, Jefferson County, Texas. FILE: Replat - Tyrrell Park Addition STAFF REPORT Herman and Mary Helen Davis are the owners of Lot 31, a 3.834 acre tract extending from 5515 Downs Road to 5510 Phelps Road, a distance of 881 feet. There is a house (unoccupied) at 5515 Downs Road. Proposed Lot 31A on Phelps Road is vacant land. State Law and the City's Subdivision Ordinance require a public hearing when replatting recorded (residential) lots in a subdivision if the number of lots in the replat will result in an increase in the total number of lots. The size of the various tracts surrounding Lot 31 range from 0.9 acres to 5 acres. Copies of the replat and the accompanying letter explaining the plat were sent to all interested parties. No objections from these parties have been received. Also, notices were mailed to all property owners in the addition within a distance of 200 feet. The replat is in compliance with the Zoning Ordinance and the Subdivision Ordinance, and is also in compliance with the Comprehensive Plan. Exhibits are attached. Also attached is a check payable to the City of Beaumont in the amount of five -hundred dollars ($500) for application processing fees and a check payable to the Jefferson County Clerk in the amount of twenty-six dollars ($26) for filing fees. Application is being made by the Current owners, Mr, Herman J. Davis and wife Maly Helen Davis, for the subdivision of existing Lot 31 into Lot 31 A and Lot 31B. Lot 31 A will be located at 5510 Phelps Road and is currently vacant. There is existing city water and sewer services as well as telephone and electrical services along Phelps Road. Lot 31B is located at 5515 Downs Road and has an existing house on it with city water and sewer services as well as telephone and electrical service. The purpose of the subdivision is to allow the current owner to sell Lot 31A and Lot 31B separately to residential buyers. The property on adjoining lots have been previously subdivided in a likewise manner and is consistent with other lots in the neighborhood.
