SUBJECT: Consider the Replat of Lot 2, Block 6, Willow Creek One into Lots 2A, 2B, 2C and
2D, Block 6.

STAFF REPORT
Four adjoining and attached single family two-story condominiums were constructed on Lot
2, The lot had dimensions of 150" x 150', more or less. The owner, Jake Tortorice, wishes
to divide the single condo lot into four separate lots, using the actual footprint of each of the
four residences as the proposed new lots 2A through 2D. Common areas and drives will
continue to be maintained by a private townhouse owners association. The land under each
townhouse will eventually be owned as separate real estate by individuals. This replat is being
done to accommodate the mortgage lenders financing loans to individuals
This replat is in compliance with the rules and regulations for land subdivisions, the zoning
ordinance and the Comprehensive Plan.

Attached, please find twenty-nine (29) copies of the proposed replat for the above
referenced lot. Also attached are the checks for the required fees.
The tract in question is owned by Jake Tortorice. This replat does not effect or attempt to
change any of the existing covenants or restrictions. All current utilities are adequate to
facilitate the proposed final plat.
