SUBJECT. Consider the Replat of Lot 6, Block 1, Willow Creek One into Lots 6A, 6B, 6C and
6D, Block 1.

STAFF REPORT
Four adjoining and attached single family one and two-story condominiums were constructed
on Lot 6. The lot had dimensions of IS 0' x 14 8. The owners, Doctors Kubala and Sweet,
wish to divide the single condo lot into four separate lots, using the actual footprint of each
of the four residences as the proposed new lots 6A through 6D. Common areas and drives
will continue to be maintained by a private townhouse owners association. The land under
each townhouse will eventually be owned as separate real estate by individuals. This replat
is being done to accommodate the mortgage lenders financing loans to individuals.
This replat is in compliance with the rules and regulations for land subdivisions, the zoning
ordinance and the Comprehensive Plan.

Attached, please find twenty-nine (29) copies of the proposed replat along with an 81/2" x
11" copy of said replat and a computer disk of the replat. Also attached are the checks for
the required fees.
The tract in question is owned by Mark J. Kubala and R. Leldon Sweet, President of
RLJCS Enterprises, Inc.. This replat does not effect or attempt to change any of the

existing covenants or restrictions'. M current utilities are adequate to facilitate the
proposed final plat.
