SUBJECT: Consider the Replat of Lot 4, Block 2, Willow Creek One into Lots 4A, 4B, 4C and
4D, Block 2.

STAFF REPORT
Four adjoining and attached single family two-story condominiums were constructed on Lot
4. The lot had average dimensions of 150" x 126'. The owners, Joseph R. Messina and Jude
T. Messina, wish to divide the single condo lot into four separate lots, using the actual
footprint of each of the four residences as the proposed new lots 4A through 4D, Common
areas and drives will continue to be maintained by a private townhouse owners association.
The land under each townhouse will eventually be owned as separate real estate by
individuals. This replat is being done to accommodate the mortgage lenders financing loans
to individuals.
This replat is in compliance with the rules and regulations for land subdivisions, the zoning
ordinance and the Comprehensive Plan.

Attached, please find twenty-nine (29) copies of the proposed replat along with an 81/2" x
11" copy of said replat and a computer disk of the replat. Also attached are the checks for
the required fees.
The tract in question is owned by Joseph R. Messina and Jake T. Messina. This replat
does not effect or attempt to change any of the existing covenants or restrictions. All
