Willow Creek One (0.5096 acres, Chs. Williams Survey, Ab. 59, Beaumont, Jefferson
County, Texas)
Applicant: Mark Whiteley for Mark J. Kubala and the Sweet Family Ltd. Partnership
Mr. Richardson told the Commission that he would be presenting the three items on the
agenda together because what is being done in the replatting process is the same for all
three.
Each of these lots were originally developed with attached residential units. These
units were originally sold as condominiums.
It is the desire of the property owner to.replat these properties and subdivide them
using the footprint of each individual unit. The remainder of each lot would remain as.
common area and driveway and would be under the control and maintenance by a

individual and private neighborhood association. The reason they want to do this is to
accommodate the mortgage lenders when financing loans to persons wishing to buy
individual units.
All three replats are in compliance with the subdivision regulations, the Zoning
Ordinance and the Comprehensive Plan.
