HomeMy WebLinkAbout9-3-97 PC MinutesA Regular Meeting of the Planning Commission was held on September 3, 1997 with the following members present: Chairman Laurie Leister Commissioner Sally Bundy Commissioner Greg Dykeman Commissioner Dale Hallmark Commissioner Cleveland Nisby Commissioners absent: Vice -Chairman Marva Provo Commissioner Dohn LaBiche Commissioner Bill Lucas Commissioner Bessie Chisum Also present: Stephen Richardson, Planning Director; Tyrone Cooper, First Assistant City Attorney; Maria Trapp, Planning Technician; and Jill Cole, Recording Secretary APPROVAL OF THE MINUTES Commissioner Bundy made a motion to approve the minutes of the August 18, 1997 Joint Public Hearing. Motion was seconded by Commissioner Dykeman. Motion to approve carried 5:0. REGULAR MEETING 1) Replat of Lot 6, Block 1, Willow Creek One into Lots 6A, 6B, 6C and 613, BIock 1, Willow Creek One (0.5096 acres, Chs. Williams Survey, Ab. 59, Beaumont, Jefferson County, Texas) Applicant: Mark Whiteley for Mark J. Kubala and the Sweet Family Ltd. Partnership Mr. Richardson told the Commission that he would be presenting the three items on the agenda together because what is being done in the replatting process is the same for all three. Each of these lots were originally developed with attached residential units. These units were originally sold as condominiums. It is the desire of the property owner to.replat these properties and subdivide them using the footprint of each individual unit. The remainder of each lot would remain as. common area and driveway and would be under the control and maintenance by a Planning Commission September 3, 1997 individual and private neighborhood association. The reason they want to do this is to accommodate the mortgage lenders when financing loans to persons wishing to buy individual units. All three replats are in compliance with the subdivision regulations, the Zoning Ordinance and the Comprehensive Plan. Chairman Leister asked for the applicant's comments. Don Rao with Mark Whiteley and Associates, the applicant, addressed the Commission. In response to a question from Commissioner Bundy, Mr. Rao said that there would separate neighborhood associations for each replat. Commissioner Bundy made a motion to approve the Replat of Lot 6, Block 1, Willow Creek One into Lots 6A, 6B, 6C and 6D, Block 1, Willow Creek One as requested. Commissioner Hallmark seconded the motion. Motion to approve carried 5:0. 2) Replat of Lot 3. Block 2. WilIow Creek One into Lots 3A, 3B and 3C, Block 2, Willow Creek One (0.3445 acres, Chs. Williams Survey, Ab. 59, Beaumont, Jefferson County, Texas) Applicant: Mark Whiteley for James Sparks and Joseph C. Hawthorn Commissioner Bundy made a motion to approve the Replat of Lot 3, Block 2, Willow Creek One into Lots 3A, 3B, and 3C, Block 2, Willow Creek One as requested. Commissioner Hallmark seconded the motion. Motion to approve carried 5:0. 3) Replat of Lot 4, BIock 2. Willow Creek One into Lots 4A, 4B, 4C and 4D, Block 2, Willow Creek One (0.434 acres, Chs. Williams Survey, Ab. 59, Beaumont, Jefferson County, Texas). Applicant: Mark Whiteley for Joseph R. Messina and Jude T. Messina Commissioner Bundy made a motion to approve the Replat of Lot 4, Block 2, Willow Creek One into Lots 4A, 4B, 4C and 4D, Block 2, Willow Creek One as requested. Commissioner Hallmark seconded the motion. Motion to approve carried 5:0. OTHER BUSINESS THERE BEING NO FURTHER BUSINESS, THE MEETING WAS ADJOURNED. 2
