Richardson, Planning Director SUBJECT: Consider a request for a zone change from GC -MD (General Commercial -Multiple Family Dwelling) to RS (Residential Single Family Dwelling) District for a three acre recorded lot in the W. B. Dyches Survey in north Beaumont, MILE: 1389-Z STAFF REPORT The applicant, Parigi Investments, is making this request on behalf of the Parker Brothers and prospective purchasers of the three acre tract. The original 1964 zoning for this strip of land between Eastex and Old Voth Road was designated for single family use. Later during the 1960's and 1970's several zone changes in the vicinity resulted in commercial and industrial districts (C- 1, C-2 and 1- 1) primarily focused on Eastex frontage. The Parker Brothers own a 20 acre tract of which the subject three acres has been platted as a subdivision on the north end of their property. Prospective purchasers Mr. and Mrs. Garrett Guillory wish to construct a home on the three acre lot. Single family uses are not permitted in the GC -MD districts. Abutting land to the north is already RS. A change from GC -NM to RS would extend the RS district south about 250 feet, Land west of Voth Road is RS and contains some scattered residences. This zone change request complies with the Comprehensive Plan. The Activity Corridor along Eastex Freeway is bound by neighborhood growth units east and west of the highway.
