STAFF REPORT
The application is in compliance with the eight conditions necessary for approval,
This property lies between Brock and Byrd on the east side of Lindbergh. The eight lots have
overall dimensions of 200' x 355'. The site is south of College Street and north of
Washington Boulevard and east of the Caldwood cut-off ditch.
Red Simpson, Inc, is a large Louisiana concern that installs power lines and fiber optic cable
for utility companies such as Entergy, The Beaumont branch office will employ 103 people.
The proposed office building will house seven administrative employees. Trucks and
materials will be stored and maintained on the site. Access is from Lindbergh.

LEGAL DESCRIPTION FOR ORDINANCE PURPOSES
All of Lots 24A, 24B, 24C and 2413; and all of Lots 25A, 25B, 25C and 25D, Block 6,
Caldwood Acres Addition, City of Beaumont, Jefferson County, Texas, said tract containing
1.63 acres of land, more or less.

ANALYSIS continued
This application is in compliance with the eight conditions necessary for approval. Comments
on Conditions No. I and 4 follow:
I Original 1955 zoning was R-3 for the subject site. In 1966 the city conducted the 632
acre Lindbergh rezoning study, an area bounded by College, Washington, Caldwood
cut-off ditch and the Hillebrandt Bayou. The C-2 classification (heavy commercial)
was given to the subject property as part of 166 acres changed to C-2, The C-2 was
converted to GC -MD with the adoption of the 1981 zoning ordinance.
The proposed construction company (SIC Codes 1623 and 173 1) will be compatible
to other like land uses in the immediate neighborhood along Lindbergh. The RS
properties along Chamberlin to the east face east and back up to the unopened
Goldsbo,rough as does the west facing subject tract. The following businesses and
other uses are listed on Lindbergh between Byrd and Brock: Southwestern Bell
Telephone Company storage site (sup), Gray, Inc., (contractors), Joseph Plumbing
Co., Crown Electric Co., Perkins Roofing Company, vacant house, Johnsen's
Wholesale Florists, Inc., Dura-Steel Buildings, Inc., Ramsdell Co., vacant house,
Southeast Cable Construction, vacant triplex, Lindbergh Tune-up Center, Coastal
Automotive and Truck Repair, Lindbergh Body Works, Arena's Nursery and
Landscaping and a residence.
4. No driveways will be allowed from Goldsborough (Traffic Engineer).

substandard. There are no city utilities lying in
Goldsborough at this location.
