STAFF REPORT
Gerardo Loza requests permission to remodel the front porch and paint his home located at
2255 North Street. Currently, the home has semicircle portico that has rotted. Mr. Loza
proposes to remodel the semicircle portico into a triangular portico with columns. The columns
will be a Durapoly brand 4.25" x 8' square columns with decorative elements in profile. The
portico materials will be 2 x 8 and 2 x 12 treated pine. After the remodel, Mr. Loza intends to
paint the body of the home SW 6478 Watery and the trim SW 8917 Shell White. Please see the
elevation drawing and paiint swatches, of the aforementioned located in your packets.
This home is categorized as a Neocolonial style house. Mr. Loza's proposed remodel of porch
seems appropriate for a Neocolonial style house (McAlester et al., pg. 489).
Staff recommends approval of the request.
The house is not listed in the SPARE survey.

Reason for Request of a Certificate of Requesting approval to paint house, remodel front proch, replace roof,
Appropriateness replace rotten wood (treated), and refurbish dormers.
Paint
Currently, we have a semicircle portico (measuring 4'x8') and would
like to remodel it to a triangular portico (measuring 6'xl 0') with 4
supporting columns (a column on the left front, right front, left back
and right back). This change will also include the step design from
semi circullar to rectangular to match the new porch (keeping the
material the same as current;, red brick).
The new portico material will be constructed of 2x8 treated pine and
2x12 treated pine (with requested new paint colors; House body color
SW 6478 Watery, Trim color SW 8917 Shell White).
The column material will be Durapoly 4.25" x 8' PVC square column
(Lowes) painted in trim color SW 8917 Shell White (attached photo
of columns)
Please see the attached photos of the new porch design as well as
supporting photos of similar entrances.
In addition, this also includes the below requests:
Replace the roof with the same color and style of shingles
(architectural and shade black or charcoal)
Restore dormers (replace rotten/damaged wood with treated' wood).
Paint dormers with: requested new paint colors.
Paint house with new colors. Please see attached documents for
paint swatches.
