SUBJECT: Consider the Preliminary Plat of Pecan Place, Unit Three (Lot 3, Block 3 and Lot 2,
Block 4).

STAFF REPORT
Fittz and Shipman, Inc., has applied for approval of the third section to Pecan Place, Lot 3,
Block 3 and Lot 2, Block 4. The property consists of 4.56 acres and is zoned RM-H which
will accommodate the townhouse development as in Sections I and 2 of the subdivision. This
property abuts the future Delaware Street and lies south of the Gladys West Addition. Land
to the north will be developed for single family use, Pecan Drive extends east and northeast
from Major Drive.
Staff sent copies of the plat and drainage plans to all interested parties.
Additional utility easements may be requested by Entergy. However, at the time of this
report, staff has not received any communication from Entergy.
Other than the above, the subdivision as proposed is in compliance with City regulations.

DRAINAGE: A storm sewer in the existing Pecan Drive will
be extended east to the cul-de-sac where storm
water will enter two inlets. Water will then
flow into a proposed concrete lined channel
and thence into an existing concrete lined
ditch.
WATER: An 8" water line will be extended to serve the
property from Pecan Drive.
SANITARY SEWER SERVICE: A 6" sanitary sewer will be extended from
Pecan Drive to serve each lot.
FIRE PROTECTION: Fire protection is provided by Station #9, 7010
Gladys Avenue.
ADEQUACY Proposed and existing services and utilities are

Attached you will find drainage calculations and exhibits for Pecan Place Section 3.

LAMAR UNIVERSITY
Drainage is proposed to provided by concrete streets with lay -down curb and gutter. Two 10 foot inlets
will be provided at the end of the cul-de-sac of Pecan drive where the storm water will flow into a
concrete lined channel. The concrete lined channel will flow generally east and north and connect to the
existing concrete lined channel which presently exists on the south edge of Gladys West Section Three.
Alignment of the channel will be dependent on the location of pipelines which, are located in the existing
30 foot easement for United Texas Transmission Company,
