Richardson, Planning Director SUBJECT: Request for a zone change from RM-H (Residential Multiple Family Dwelling - Highest Density) to GC -MD (General Commercial -Multiple Family Dwelling) District for six lots on the south side of Washington Boulevard 240 feet from Goliad west in the 2700 block of Washington. FILE: 1408-Z STAFF REPORT The property owners of Lots 1-6, Block 6, Booker Heights Subdivision have requested a change in zoning from RM-H to GC -MD. Lot I is occupied by two frame rent houses. A third house has been demolished from the front of the lot. Lots 2-4 are currently vacant. The proposed use of this property is a check cashing business (SIC Code 6099). Lots 5 and 6 are occupied by Patillo's Barbeque Restaurant. Current zoning of the properties to the north, east and west is GC -MD, The subject six lots were originally zoned C-1 (Neighborhood Commercial) in 1955. During 1977, zone changes were made in the neighborhoods south of Washington as a part of the "South End Rezoning Study, Section One". That is when the subject lots were changed from commercial to residential. Lots 5 and 6 are already occupied by the barbeque restaurant and the remainder of the block to Fannett Highway and across Fourth Street is commercial in zoning and uses. Land uses along the north side of Washington Boulevard from Fourth Street east past Goliad include rent properties (houses), a Church's Fried Chicken, an upholstery shop and retail goods and services. Lots east from Goliad on the south side of Washington contain a residence (zoned GC -MD), a pest control business and various other mixed uses. Land to the south facing Euclid is residential or vacant lots.
