SUBJECT: Request for a zone change from RM-H (Residential Multiple Family Dwelling -Highest
Density) to GC -MD (General Commercial -Multiple Family Dwelling) District.

STAFF REPORT
The subject property is located at 2050 South Street. The west half of the block is zoned
RM-H. The east lialf is zoned HI (Heavy Industrial). Immediately north of the subject
property is zoned RCR. Mr. Bobb, owner and applicant, lives in the frame house on subject
Lot 9, Block 3, Parkdale Addition. This property is located in the Oaks Historic District. He
stores cars in the front yard of the residence which is not permitted in RM-H zoning nor in
the Historic District. His auto repair shop is in the III district. Land uses in the neighborhood
are mixed residential, commercial and vacant lots. However, most of the properties west of
the subject property are residential in nature.
This change, if granted, would permit commercial encroachment into a substantially
residential area and could be construed as spot zoning. If this request is granted, the applicant
would be required to conform to the Historic District regulations for parking and
modifications/and or demolition of any buildings.

Addition to be zoned as a commercial district. I own the the
property adjacent to this known as J.B. Automotive I need the
extra property to expand my business.
