PLANNING COMMISSION

A Regular Meeting of the Planning Commission was held on July 6, 1998 with the following
members present:

APPROVAL OF THE MINUTES
Commissioner Bundy made a motion to approve the minutes of the June 15, 1998 Joint Public
Hearings. Commissioner Hallmark seconded the motion. Motion to approve carried 5:0.
REGULAR MEETING
1) Preliminary Plat-Bellechase West, Section One, Phases I and II: Consider the
Preliminary Plat of Bellechase West, Section One, Phases I and II; Lots 1-7, Block
1 and Lots 1-12, Block 2; 10 acres out of the H. Williams Survey.
Applicant: Carroll and Blackman, Inc.
Mr. Richardson told the Commission that the 10 acre, 19 lot single family residential
subdivision lies just west of Oakmont Subdivision. The subdivision will be served
by an extension of Oakmont and Northchase, a new street.
A portion of Oakmont and all of Northchase, both residential streets, will be
developed with 55 foot rights -of -way and a 32 foot pavement. This will enable

Northchase to extend to the north and west to tie in with a collector street that will
eventually be required in order to develop the Amoco property to the west.
The developer is requesting a waiver of the temporary cul-de-sac requirement at the
north end of Northchase. The distance from the end of the street to the nearest
intersection is 160 feet.
Staff received no objections to the subdivision from interested parties.
Vice -Chairman Provo asked for the applicant's continents.

Joe Pattie of Carroll and Blackman, Inc., the applicant, addressed the Commission
and answered questions. In response to Commissioner Nisby, Mr. Pattie said that
construction will begin at the end of July or the beginning of August. He added that
a 48" storm sewer will connect the subdivision to DD#6 ditch #126.
In response to Commissioner Bundy, Mr. Little, the developer, said that the homes
will be in approximately the same price range as the first Bellechase Subdivision.
Commissioner Hallmark made a motion to approve the Preliminary Plat of
Bellechase West, Section One, Phases I and II as requested, including the waiver of
the temporary cul-de-sac at the north end of Northchase. Commissioner Bundy
seconded the motion. Motion to approve carried 6:0.
