Richardson, Planning Director SUBJECT: Request for the approval of the Preliminary Plat of Gladys West Subdivision - Section Five. FILE: Preliminary Plat - Gladys West Subdivision, Section Five STAFF REPORT Nichols Development Company is asking for preliminary plat approval of Section Five of Gladys West, consisting of 9.00 acres of land out of the H. Williams Survey in west Beaumont. This section lies south of existing Gladys West single family development and north of the Pecan Place town home additions, Major Drive is to the west, Proposed for this section are Lots 13-30, Block 3; Lots 14-25, Block 7; and Lots 1-7, Block 8, Rosewood Street will be extended north as a residential collector. Extending to the northeast will be Lantana Lane which will connect to the existing Wildflower Drive. Most of the lots in Section Five will have Lantana addresses. The Traffic Engineer has requested that the four proposed street lights be relocated and that a fifth light be added, This information has been sent to Fittz and Shipman, consulting engineers. Since Rosewood is a collector, there should be sidewalks along at least one side of the street as required in Chapter 24, Subdivision Ordinance, The City Engineer has requested inlets in the middle of the block. Fire protection is provided by Station #9, 7010 Gladys Avenue. Proposed services and utilities are adequate.
