(Neighborhood Commercial) District for a 1.05 acre tract located at 6130 Concord

STAFF REPORT
Mr. Michael G. Hodge owns two adjoining tracts situated on Concord Road lying 95 feet
northeast of Garner Road. His house is at 6130 Concord on a 63' x 180' parcel.
Immediately northeast of his house is a vacant 79' x 422' tract owned by the Hodge's.
Next to this tract is a DD#6 100' wide drainage easement and ditch. The vacant lot at
Garner and Concord is owned by an abutting property owner. Property across Concord
from the subject tracts is zoned GC -MD and undeveloped along the street.
Property at the southeast corner of Garner and Concord is developed by a mechanic shop
and vehicle service center. Other tracts in the immediate neighborhood are residentially
developed.
Mr. Hodge and his wife want to open a small arts and crafts shop or an antique store on
the vacant 79" x 422' tract. The NC District has several restrictions as to land uses and
no structure shall exceed 4,000 sq. ft. in the district.

To whom it may concern.
I am writing this letter in hopes that after carefull consideration you will approve my
application to rezone my property from residential to residential -commercial. In the future I hope
to open a small arts and crafts or perhaps and antique store on the property by my home.
Therefore I felt it a priority to go ahead and proceed with getting everything started and heading in
the direction of the future. I have enclosed a check for the appropriate application fee and the
application. Thank you for you time in dealing with this matter.
