FILE: 1437-Z STAFF REPORT Mr. Michael Wirfs owns and operates a self-service car wash at 5195 Concord Road at Allen Drive. He has been in business at this site for the past 13 years. He wishes to purchase the 50' x 120" vacant tract situated immediately behind his car wash for expansion purposes. The tract is for sale by the owner of the house next door at 5250 Allen Drive. M&S Carwash 50 Blanton Road Lumberton, Texas 77657 December 4, 1998 Attn: Planning Division I respectfully request a change to the zoning for the lot described on the attached application from Single Family Dwelling to GC -MD. I presently own and operate a self- service car wash at 5195 Concord Road in Beaumont. The car wash is located on the comer of Concord Road and Allen Drive. I have operated this car wash for the past 13 years. The lot which I am requesting a zoning change joins my property (see attachment). This particular lot has taxes in the rears in the amount of approx. $3,165.43 plus court costs ( see attachment). The lot also has a suit filed on it for back taxes. I have made an agreement in principal with the owner, Charles Allen, to purchase the lot for the purpose of expanding my car wash. In order to facilitate this transaction I would of course have to pay all back taxes and 'other liens. This would be good for the county and the Beaumont Independent School District, as the property would become a source of tax revenue. I am willing to do this providing I can get the lot zoning amended to meet my needs. Your help in this would be greatly appreciated.
