STAFF REPORT
The developers of Ashton Subdivision, Phases Two and Three have sold a five acre tract to
Victor Marino for residential development. The property abuts the Hillebrandt Bayou on the
west, a DD#6 drainage ditch on the north and Phases Two and Three of Ashton on the cast
and south. Savannah Trace will be extended north in the future along the east side of the
subject tract. This street will eventually cross the DD#6 ditch and will be carried further
north to Delaware. The costs of crossing the DD#6 ditch will be shared by Drainage District
#6, the City and the developer.
The new street which will serve the 16 lots will be Woodsfield. It will extend west from
Savannah Trace and then turn north and end in a cul-de-sac. The lots are from 70'to 80'in
width and exceed the 100' depth requirements of the Zoning Ordinance.
The plat was sent to all interested parties for review. The Traffic Engineering Division has
requested an additional street light to be located on Woodsfield between Lots 14 and 15. A
Pwide non -access easement will be required along the east side of the addition to prevent
driveways onto Savannah Trace from Lots 1 and 12-16. There should also be a P wide non -
access easement located along the south F of any lot which backs up to Regina Lane,
Additional inlets for drainage in Woodsfield are requested by the City Engineer.
The proposed subdivision is in compliance with the Zoning Ordinance and the
Comprehensive Plan, Approval should be subject to conditions.

Transmitted herewith are thirty (30) prints of the Preliminary Plat, one copy of the Preliminary
Plat on 8 1/2" x I I" format, one (1) print of the Drainage Plan, and the application fee (check no.
9828 for $300.00) for the above referenced subdivision being developed by Marino Investments.
Ashton Woods Addition will include water, sanitary sewer, storm sewer and street paving. All
utilities will be underground. The entrance to the subdivision will be off of Savannah Trace.
Ashton Woods will develop 5.306 acres in one phase of construction and will consist of 16
single family residential lots.
We trust this plat will be considered at the March 1, 1999 Planning Commission meeting. Should
