Huston (Houston) Survey from RS (Residential Single Family Dwelling) to RM-M (Residential Multiple Family Dwelling -Medium Density) District. FILE: 1453-Z STAFF" REPORT Mr. Vic Marino has plans to build one-story townhomes on a tract of land which abuts the cast property line of the Westbrook High School property 1185 feet, The tract is 417' wide cast towest. Major Drive lies about 700' east. The developer also has proposed to develop a 500'wide x. 700'deep tract of land between the subject tract and Major Drive into a single family subdivision. There are some existing single family homes on large acreage tracts along Major Drive, but most of the land between the highway and the high school is vacant or wooded land. The Evangeline West Subdivision is to the north. The RM-M district allows a maximum density of 18 units per acre. Exhibits are attached. Huston Survey Beaumont, Jefferson County, Texas Dear Mr. Duren, Enclosed is a request for the rezoning of 11.379 acres of land out of the A. Huston Survey, Beaumont, Jefferson County, Texas. The property is presently zoned R-S and is bounded on the west by Westbrook High School, the north by Evangeline West, the east by a tract to be developed as single family residences, and the south by an adjacent land owner. The request is to rezone the property from RS (Residential Single Family) to RM-M (Medium Density Multiple -Family Dwelling). The developer intends to provide single family dwellings in the first 690 feet of the project (from Major Drive west to the area to be rezones) and higher density housing at the rear of the development (see Exhibit A). Utilities for the development are present along 71VIaJor Drive and Entergy has electrical distribution lines and easements adjacent and across the rear of the 11.379 acre tract.
