STAFF REPORT
Fittz and Shipman, Inc. have submitted this new subdivision proposal for the consideration
of the Planning Commission. Christina Court is a replat of Lots 32-46, Block 41, Lots
13-27, Block 42, Lots 32-47, Block 42 and Lots 12-27, Block 47, Calder Highlands
Extension, as recorded in Volume 15, Page 159, Map Records of Jefferson County. The
developer is WTL Development Company (Bill Little).
For your information, this 12.81 acre tract was advertised for a public hearing to consider
the: replat as Brownstone Estates, Section Two on February 1, 1999. However, this
request was withdrawn and the property developer changed.
The replat will reduce the total number of platted lots from 62 to 28. All of the new lots
are larger than the minimum requirements for width and depth. Taft Street will be
extended west 600 feet and terminate in a cul-de-sac. The original 60' right-of-way has
been reduced to 50' and the concrete pavement will be 27' wide. Extending north from
Taft will be Christina Court North. Christina Court West will extend in an east -west
alignment from Christina Court North. The 28 lots will front these three streets. The
subdivision abuts the Brownstone Subdivision which is on Taft west of Lucas Drive.
The plat was sent to all interested parties. The City Engineer has requested that the 15'
wide storm sewer easement be relocated to the Brownstone Place Street right-of-way or
to increase the building setback line along the east line of the corner Lot #1 from 15' to
20'. The Traffic Department will require the relocation of four proposed street I ights and
the addition of three more for a total of seven street lights.
If the Commission approves this plat, it should condition the approval subject to staff
receiving a revised plat showing corrections to the street names and compliance with the
City Engineer's request and the Traffic Division's request.

Dear Murray:
Fiat & Shipman, Ina, respectfully requests a public hearing at the joint meeting of the Planning
Commission and City Council on June 21, 1999.
You will recall that this plat was originally requested for the February 1, 1999 meeting, as
Brownstone Estates, Section Two but was withdrawn.
The utilities, streets and drainage configurations have been changed to reflect a different lot -
street layout. The drainage outfall (13.1346) and utility sources remain the same.
The drainage calculations, 25 blue lines and plat disk were delivered under separate cover.
Also, the drainage systems as submitted for Brownstone Estates by Mark Whitley and Associates
was revised to show an additional drainage outfall into D.D.#6 channel. This was done to provide
additional drainage capacity on the existing drainage pipes serving Brownstone Subdivision by
which the capacity will serve Christina Court.
