FILE: Replat - Perl Acres STAFF REPO Fittz and Shipman, Inc., have submitted a replat of 1/2 of a 10 acre lot in the Perl Acres Addition. The resulting Lots 24A, 24B and 24C contain a total of 4.812 acres and are addressed at 7730, 7740 and 7750 Spurlock Road. Lot 24C at 7730 Spurlock is occupied by a residence. Lots 24A and 24B are vacant. This property is located in northwest Beaumont, west of Major Drive (FM-364), south of Perl Road and one-half mile north of State Highway 105. Perl Acres was platted as a division of the D. Easley League in August of 1925. The city annexed this area in 1957 and zoned it for single family residences in 1964. Since the zone district is RS (Residential Single Family Dwelling) and this replat will increase the number of platted lots, a public hearing is required. In other respects this is only a "minor plat". No public improvements or dedications are being made. Cynthia and Richard Loden and four other owners, are dedicating the plat. The subdivision meets the requirements of the subdivision and zoning ordinances and is in compliance with the Comprehensive Plan of Beaumont. The plat was distributed to interested parties and there have been no objections voiced to date. Exhibits are attached. This Replat is to accomplish the division of the family owned property among the three family members. There is a road and there are utilities existing and no additional road or utilities are necessary to service the property.
