Richardson, Planning Director SUBJECT: Request to consider amendments to Article III, Section 30-28(b)l and Section 30- 28(b)3 of the Beaumont Zoning Ordinance NNINNIN, 11=4 I The Planning Director is requesting that the following amendments be made: to the Zoning Ordinance: 1. Article III, Section 30-28(b)I One (1) detached owner -identification sign shall be permitted for a multiple -family dwelling development, non-residential, or institutional building fbr on each abutting street, subject to the following restrictions: a. The sign shall not exceed twenty (20) fifty (50) square feet in area; b. The sign shall not exceed fifteen (15) feet in height; c'. The sign shall not be lighted except by reflective flood -light type illumination; have flashing lights, any type of intermittent illumination, or revolve in any manner; d. The sign shall be located a minimum of twenty-five (2-5) fifteen (15) feet fi-orn any property line. c. The sign shall meet the wind load requirements of the Building Code. 2. Article 111, See. 30-28(b)3: One (1) detached owner -identification sign shall be permitted for a commercial use with a Specific Use Permit in the RCR, Residential Conservation and Revitalization District, subject to the following conditions and restrictions: a. The sign is included in the site plan approved in the Specific Use Permit; b. The sign shall not exceed forty (40) square feet in area; C. The sign does not exceed fifteen (15) feet in height; d. The sign shall not have any flashing lights, intermittent illumination, or revolve or rotate in any manner; e. NOTE: A line through the text signifies deletions. Shading of text signifies additions. Over the past two years a number of Zoning Board of Adjustment variance requests have dealt with the size, location and illumination of signs for multi -family, institutional and non-residential uses in residential districts. Variance requests for size have ranged from 35 sq. ft. to over 80 sq. ft. Setback variances have ranged from 0 feet to 20 feet from the property line. There have also been requests for internal illumination of the signs because of vandalism and maintenance needs. Because of all these variance requests for signs, the Zoning Board of Adjustment has suggested that the regulations be reviewed for possible amendments.
