STAFF REPORT
The Planning Director recommends approval subject to providing the utility easements as
requested by Entergy and satisfying the drainage plan requirements of the City Engineer, J.P.
Colbert.
Marino Homebuilders wish to construct six 3-unit one story townhouse structures on
property east of the West Brook High School and west of Major Drive, This 3.36 acres is
part of a 11.379 acre tract recently rezoned to RM-M for multiple family development. The
tract containing the 18 units will be accessed by a public street from Major Drive. Single
family homes will eventually be developed by plat along this street, zoned RS, A master plan
shows 13 additional buildings to be platted in a future phase: for another 48 units in three and
four unit structures. Public streets West Oaks Drive, East Oak, North Oak, South Oak, Mid
Oak and Oak Circle will serve the addition upon complete build -out, The current plat will
build West Oaks Circle from Major Drive and parts of East Oak,
The developer's plan is to sell the townhouse units to individual buyers. A home owners
association declaration document is being prepared showing provisions for perpetual
maintenance of common open space and drives, etc.
The consulting engineer, Richard Faust, has been made aware of comments from Entergy and
the City Engineer,
The plat is in compliance with the Comprehensive Plan.

Previously forwarded to your office was a Preliminary Plat of West Oaks Subdivision for
review and consideration by the Vianning and Zoning Commission. A master plan of the
entire development was also forwarded to your office,
The project is located on Major Drive and is within Beaumont's City Limits.. Utilities are
located along Major Drive and a 24" water line is located on the rear of the property.
Accompanying this request is the application fee of $300.00 for processing the
application.
