Richardson, Planning Director SUBJECT: Request to consider the Replat of Lot 1, Block 2, Rosedale Acres and a variance to the required lot size. FILE: Replat-Rosedale Acres STAFF REPORT Faust Engineering has requested that the 0.371 acre recorded lot located at the northwest comer of Griffing Road and San Diego Street be replatted as Lot I A and Lot I B. Presently, the frontage of Lot I faces east on San Diego Street, There was a brick and frame house situated at the front of the lot. Since this will increase the number of lots in the Rosedale Acres Addition and because the property is zoned RS (Residential Single Family Dwelling), a public hearing before the Planning Commission is an ordinance requirement (Section 24-10). Notices, of the replat hearing were mailed to Rosedale Acres property owners within 200' of the lot. Lot size regulations of Section 30-25 B. (1) of the Zoning Ordinance for RS zoned property require minimum lot areas of 5,000 square feet. Minimum lot width is 50'. and minimum depth is I 00'. The proposed Lot I A contains 8,3 87.47 sq. ft or 0.192 acres and is 92.46 ft. in width at Griffing Road, Lot IB at Griffing and San Diego is 92.46 ft. in width on Griffing and contains 7,820.65 square feet or 0.179 acres. The variance requested concerns the lot depth of both proposed lots. The lots, average 85 feet in depth. As mentioned above, the lots will have Griffing Road addresses, The existing home on the lot is to be removed from the property. The plat was distributed to all interested parties for comment. We received no objections to the replat. if the variance is approved (Section 24-30), the replat will be in compliance with the Subdivision Ordinance and the Zoning Ordinance. Exhibits are attached. Replat of Lot 1, Block 2, Rosedale Acres Dear Mr. Duren, Enclosed is a proposed replat of Lot 1, Block 2 of Rosedale Acres into two tracts (Lot I A and Lot IB). The property has all utilities available to service the property and has an abandoned residence on the premises at this time. Water and sewer service is located along San Diego Street and Griffing Road and a fire hydrant is located at the southeast comer of the intersection. Overhead electrical service is provided along the rear of Lot I and along Griffing Road. Griffing Road and San Diego Street are asphalt paved dedicated rights -of -way. The acceptance of this plat would create two (2) lots which front on Grilling Road rather than one (1) lot which fronts San Diego Street. The proposed lots, meet the minimum area requirements for subdivision lots in the City of Beaumont (5,000 sq. ft.), however an exemption for the minimum lot depth of 100 feet is being requested with this application. The granting of the variance request will not be injurious to the health, safety or welfare of the public and will remove an existing structure and allow the construction of two new residences. The property is unique due to the depth of the property which will allow the Page 1 Replat of Rosedale Acres property to be split with the residences fronting Grriffing Road rather than San Diego Street. The variance would not vary the provisions of the Zoning Ordinance, Map or Comprehensive Plan. The property is presently zoned RS and its use would remain R. The granting of this variance will provide two residences on the property which meet the exceed the minimum lot area requirements as outlined in the Zoning Ordinance.
