Richardson, Planning Director SUBJECT: Consider a zone change request from RS (Residential Single Family Dwelling) to GC - MD (General Commercial - Multiple Family Dwelling) district for property located at the northwest corner of Walden Road and South Major Drive. FILE: 146 1 -Z STAFF REPORT' The Planning Director recommends approval of the zone change request from RS to GC -MD. Zoning transition lines will be compatible if the lots are changed. This is in compliance with the Comprehensive Plan. The applicant wishes to rezone five platted lots in the South Amelia Addition to GC -MD so that he can build a strip shopping center and medical offices. The depth of the property is 163' with 373.2' frontage along the west side of Major Drive. Property south of Walden Road is outside the city limits. This 1.4 acre tract is wooded as are the other three comers of the undeveloped intersection This area was, annexed into the City in 1957 and zoned residential in 1964, Walden Road is a major arterial street from Highway 124 west to Boyt Road according to the Major Street and Highway Plan element of the Comprehensive Plan, Major Drive ( State FM Highway 364), is also classified as a major arterial, The Comprehensive Plan designates this area as a neighborhood growth unit. The intersection of Walden and Major is designated as an activity center. Zoning east along the east side of Major Drive north and south of Walden Road is already GC -MD and, as stated, undeveloped at this time. Exhibits are attached.
