The Planning Manager recommends denial of the zone change from RS to LI, Land uses in
the immediate vicinity are single family residential, vacant tracts and agricultural use. The LI
land north of SH 124 and north of the Sante Fe Railroad right-of-way is not developed and,
for the most part, unaccessible from the road. A trucking company at the site could be
detrimental to the establishment of future residential development in the neighborhood.
Mr. Norris E. Washington wishes to rezone two lots in the Tyrrell Park addition located 188'
southeast from the intersection of State Highway 124 (Fannett Road) and the unimproved
Brooks Road from RS (Residential Single Family Dwelling) to LI (Light Industrial).
The property fronts along Fannett 43 5' and has a depth of about 812'. The tract is wooded.
All of the surrounding property is developed with single family homes, is vacant land or used
for agricultural purposes, Brooks Road south of the highway, is not improved and is not
open to traffic. None of the LI zoned land across Fannett and the railroad tracts is developed.
The applicant is the general manager of Zamco Transport, a truck transportation company.
He wants to establish the motor carrier at the site. The proposed use may be determined to
constitute "spot" zoning because of the existing land uses in the immediate vicinity and
because all abutting lots are zoned RS for single family uses only

Dear Planning Commission and City Council,
I respectfully request a zoning change for Lots 59 & 60 Block D - T�Tell Park Addition,
from the current residential designation to fight industrial. The Property stated will allow
Zamco Transport to establish our first overall business that will enable us to facilitate
all of our equipment. The size of the site will also enable our company to have
exceptional expandability into other areas of the Motor Carrier Industry. A favorable and
prompt response will promote immediate contributions to the City's main area of interest,
being Jobs and Commerce contributed to the Golden Triangle. The Zoning change will
allow us to progress towards the financing and the construction of our facility. It will also
give us the ability to accommodate more equipment which will fulfill more permanent job
opportunities. Again, I look forward to a favorable and prompt response.
