Richardson, Planning Manager SUBJECT: Request for a zone change from RM-H (Residential Multiple Family Dwelling - Highest Density) to C-M (Commercial -Manufacturing), or a more restrictive commercial district. FILE: 1468,-Z The Planning Manager recommends approval of the zone change from RM-H to C-M. This property is located next to a restaurant and across the street from the Petro Truck Stop and is within the activity corridor of IH-10. In addition, it is an "industrial area" designation in the land use element of the Comprehensive Plan. Mary M. Miller owns a 42 acre tract of property which fronts 200 feet along the north side of Walden road. Her property extends north 600 feet to the south line of the light industrially zoned Cinemark entertainment complex on TH-10. The large Petro Truck Stop is located across the street at Walden Road and IH-10, The Cracker Barrel Restaurant is under construction along her west property line, The Jack -In -The -Box Restaurant lies west of the Cracker Barrel, The city is presently reconstructing Walden Road between IH-10 and State Highway 124 (Fannett Road). Walden Road is a major arterial street according to the Major Streets and Highway Plan. The applicant's land lies within the activity corridor of the interstate highway. Exhibits are attached.
