Richardson, Planning Manager SUBJECT: Consider the Preliminary Plat of Gladys Business Park, Section Two, Lots 5, 6, 7 and S. FILE: Preliminary Plat - Gladys Business Park, Section Two STAFF REPORT The Planning Manager recommends a conditional approval subject to the following requirements: 1) The City Engineer requires that the plat be revised to show the proposed installations of inlets on the west and east side of the roadway at Sta. 3 + 70; show right-of-way line at the intersection of Chivas Place Drive and the proposed Cornerstone Court; and states that erosion control devices to control and contain sediment runoff be properly installed and maintained. 2) The Fire Marshal requests that the existing fire hydrant at the end of Chivas be moved closer to the curb; states that additional hydrants will be required as the spacing between hydrants is 500 feet. 3) The Real Property Division requests that the 20' x 224' recorded utility easement which crosses the north part of proposed Lot 5 be shown on the plat. The easement extends west from the west end of Chivas Place Drive. 4) The Water Utilities Department requests that the proposed sanitary sewer be extended south to serve Lot 5. 5) Entergy has requested 5' and 10' utility easements be dedicated along the sides and fronts of most of the four lots. A marked up plat showing Entergy's requirements was, delivered to the consulting engineer. When copies of corrected and revised prints of the subdivision are delivered to the Planning Division and the plat is shown to be in compliance with the Subdivision Ordinance, the City Engineer will be informed. The Nichols Development Company is proposing to add four commercial subdivision lots to Gladys Business Park located between Gladys Avenue and Chivas Place Drive, west of Major Drive. Section One (Lots 1-4) contains 43 acres and the subject tract contains 5,7 STAFF REPORT continued j acres out of the A. Huston Survey, Section One was recorded in 1996. Chivas Place Drive was part of the Esplanade Shopping Center, platted in 1983. A new street, Cornerstone Court, will provide access to the new lots. The property is zoned GC -MD. Copies of the proposed subdivision were sent to all interested and concerned parties.
