SUBJECT: Request to rezone property from GC -MD (General Commercial -Multiple Family
Dwelling) to LI (Light Industrial) District or a more restrictive commercial district
at 9025-9041 College Street (U. S. Hwy. 90).

STAFF REPORT
The Planning Manager recommends that the 2-1/2 acre tract be rezoned to LI as requested.
This change would comply with the Comprehensive Plan.
Mr. James Stagg, Sr. owns 2-1/2 acres of commercial property just west of the
Schaumburg & Polk Engineering Company. Over the years, he has built several metal and
frame warehouse buildings on the tract and leased them to various business people.
Contractors have been frequent tenants.
The property was annexed into the City in 1957 and zoned C-2 (Central Commercial) in
1964. Contractors and wholesale distributors were permitted uses in the C-2 district,
However, in 1981, the City adopted a new Zoning Ordinance and the C-1 (Neighborhood
Commercial) and C-2 districts were combined into the GC -MD District. Heavy
commercial activities are not a permitted use in the GC -MD district and must receive
specific use permits or be zoned C-M (Commercial -Manufacturing) or LI,
Mr. Stagg wishes to rezone his 2-1/2 acres to L1. Property north and east is zoned LI.
There is a wholesale supply warehouse located to the west.
