Richardson, Planning Manager SUBJECT: Consider the Preliminary Plat of Gladys West, Section Six (8.26 acres out of the H. Williams Survey). FILE: Preliminary Plat - Gladys West Subdivision, Section Six STAFF REPORT The Planning Manager recommends approval of the subdivision as revised (dated December 14, 1999). Nichols Development Company has offered this latest section of Gladys West to provide for 19 new single family lots, and an area lying adjacent to the single family lots and Major Drive to be developed as townhomes. The townhomes will have 4 attached units in each building. The townhome section will have its own deed restrictions and owners' association. Indian Blanket Drive east from Major Drive to Rosewood, Rosewood Street south to Pecan Drive and Pecan Drive West to Major are collector streets. That section of Indian Drive in Section Six will have a 60' right-of-way and a 37' pavement with a 5' sidewalk on the south side of the street. Rosewood as a residential street will be extended north to connect with the existing Rosewood in Section Four, Indian Blanket as a residential street will be extended cast to connect with the existing Indian Blanket in Section Three. Rosewood south of Indian Blanket will be extended south to connect with the existing Rosewood in Section Five, Two private drives will extend north from Indian Blanket to access the proposed townhomes to be built on Lots 1, 2, 3 and 4, Block 9, Gladys West, Section 6. The subdivision consists of Lot 35, Block 4; Lots 3-5, Block 5; Lots 18-20, Block 6; Lots 10-13, Block 7; Lots 8-15, Block 8; and Lots 1, 2, 3 and 4, Block 9. The staff sent copies of the plat to all interested parties. We received comments from DD#6, the Fire Marshal, the Water Utilities Manager, the City Engineer and the Transportation Manager. All of the above had questions regarding drainage, water and sewer lines, identification of private streets, sidewalks and street lights, In addition, the Planning staff had several comments and requests for corrections and additions to the plat. The consulting engineer, Fitt z and Shipman, contacted the parties requesting clarifications, corrections and changes. As a result, a revised plat was submitted to the Planning Division on December 14, 1999. The revised plat is in compliance with the Subdivision Ordinance and satisfies the requests of all interested parties. Exhibits are attached.
