Preliminary Plat - Barrington Heights, Phase III
DATE: April 3, 2000 TO: Planning Commission FROM: Stephen C. Richardson, Planning Manager SUBJECT: Consider the Preliminary Plat of Barrington Heights, Phase 111; 7.16 acres out of the H. Williams Survey. FILE: Preliminary Plat - Barrington Heights, Phase Ill STAFF REPORT The Planning Manager recommends approval of the Preliminary Plat of Barrington Heights, Phase 111. This plat is an extension of the Barrington Heights neighborhood west of Dowlen Road and south of the West End YMCA. The engineering firm of Carroll & Blackman is the consultant on the project. Talisman Development, Inc. is the developer. The subdivision will have the same general deed restrictions as Phase 11. There will be sidewalks along each side of all streets. The storm sewer plan has been approved. One additional street light near the southeast comer of Lot 1, Block 5 will be added at the request of the Traffic and Transportation Division. This property was rezoned from A-R (Agricultural -Residential) to RS (Residential Single Family Dwelling) District on Tuesday, March 28, 2000. Being dedicated is Lot 21, Block I and Lots 35-40, Block 3 and Lots 1-16, Block 5, containing 7.1613 acres. Clayboum Drive and Heights Avenue are collector streets and have 37'wide concrete pavements. This plat complies with the Subdivision Ordinance, the Zoning Ordinance and the Comprehensive Plan. All utilities and improvements will be provided by the developer and constructed to current City standards. Phase III will impose the same basic restrictions adopted by the previous phase which was completed in the fall of 1998. Drainage will be discharged via underground storm sewers to the existing proposed outfall ditch constructed as a part of Phase 11. DD6 is currently 1360 TbStreet working on the Delaware Outfall and should have this new channel completed � umont, Texas 77702 by fall. The City Engineer did however call on the 23' to indicate approval of our proposed drainage plans for Phase 111. As a part of Phase III, Claybourn Drive, the existing collector street, will be extended and tee at Heights Avenue, which will also be collector width and is proposed to extend to Delaware Street in the future. As with past phases of development, sidewalks will be constructed on both sides of all streets as construction of each home is completed. We trust that this development plan will meet with the Planning Commission's favorable approval at the upcoming meeting scheduled for April 3'.
