SUBJECT: Consider the Preliminary Plat of Madison Ridge Addition, Lots 1-12, Block 1, a
6.314 acre tract out of the H. Williams Survey, Ab-56, Beaumont, Texas.

The Planning Manager recommends approval of the subdivision subject to the relocation of
a street light from the cul-de-sac at the common side lot lines of Lots 5and 6 to a point in
the street at the common side lot lines of Lots 4 and 5. The consulting engineer will correct
the FIRM panel information shown in General Notes #2 and correct the location map which
designates the subject property as "unknown subdivision."
Schaumburg & Polk is the consulting engineering firm for J. B. & R. C., Inc. for this 12 lot,
6 acre cul-de-sac subdivision which is located cast of Wellington Place.
The average lot size will contain approximately V2acre. The property will be developed for
single family purposes. All utilities will be underground.
Two comments from the City Engineer regarding drainage and storm sewer construction are
included below. These items should be addressed in the notes on the "Drainage Plan" and
will be addressed on the preliminary construction plans.
Erosion Control Devices to control/contain sediment runoff and to prevent tracking
onto public streets must be properly installed and maintained during all phases of
construction and must remain in place until building erection and/or paving work is
complete and/or adequate vegetation is established to prevent erosion of soils into
streets or drainage systems.
2. Include a General Note for the construction of the 24" RCP between Lots 6 and 7.
All joints to be wrapped with fabric and the pipe to be encased with C.S. S.

Transmitted herewith are thirty (30) prints of the Preliminary Plat, one copy of the Preliminary
Plat on 8 1/2" x I I" format, one (1) print of the Drainage Plan, and the application fee (check no.
12253 for $300.00) for the above referenced subdivision being developed by J.B. & R.C., Inc.
Madison Ridge Addition will include water, sanitary sewer, storm sewer and street paving. All
utilities will be underground. The entrance to the subdivision will be off Wellington Place.
Madison Ridge Addition will develop 6.314 acres in one phase of construction and will consist
of 12 single family residential lots.
We trust this plat will be considered at the April 17, 2000 Planning Commission meeting. Should
