FILE: 1509-Z STAFF REPORT The Planning Manager recommends approval of the zone ehange to III. This will enable the expansion of American Valve and Hydrant. Tim Sudela, Manager of Engineering for American Valve and Hydrant, has made this request. The property lies at the northeast comer of Hollywood Avenue and Eleventh Street. The tract contains two acres. It extends north to the railroad right-of-way. This is Lots 15, 16 and the remainder of Lot 17, Van Wormer Industrial Sites. The company plans to purchase from a single owner the property and also Lot 14 which is already zoned HI, The site is surrounded by industrial and commercial land uses. Exhibits are attached. The property consists of 2.85 acres making up lots 14 —17 of the Van Wormer Industrial Sites. Lot 14 is adjacent to our property and is currently zoned Heavy Industrial. Lots 15 through 17, consisting of approximately 2.0 acres is currently zoned General Commercial — Muti Family Dwelling. We would like to request that lots 15 through 17 be rezoned to a Heavy Industrial zoning district. This would allow our company to expand our operations into this area. We are currently evaluating a new product line that will increase our sales volume. The rezoning of this property will eliminate any obstacles to make this happen. After purchasing this property, we plan to invest capital to enhance its value and to improve its appearance. The agreement to purchase this property, however is contingent on getting lots 15 through 17 rezoned as requested.
