Richardson, Planning Manager SUBJE CT: Consider the revised Preliminary Plat of Gladys West Subdivision, Section Six (7.63 acres). FILE: Revised Preliminary Plat - Gladys West, Section Six STAFF REPORT The Planning Manager recommends approval of the revised plat. The subdivision is in compliance with the Comprehensive Plan, the Subdivision Ordinance and the Zoning Ordinance. Nichols Development Company is offering this 7.63 acre tract as a revised preliminary plat. It was first approved as an 8.26 acre subdivision on December 20, 1999. Since that time Lots 3, 4 and 5, Block 5, Section 6, were changed and dedicated as Lots 3, 4, 5 and 6, Block 5, Section 7. The townhouse design was also revised and altered to suit the desires of the developer. Instead of platting Lots 1-4, Block 9 as townhouse lots, the new revised plan will dedicate Lots 1, 2 and 3, Block 9, Section 6. The townhouse area is zoned RM-H and will be developed with 4-unit buildings. The townhouse units and land area will be regulated with its own deed restrictions and owners' association. Indian Blanket Drive and Rosewood Street will be extended to intersect with each other. Indian Blanket will access Major Drive on the west. Private drives from Indian Blanket will serve the townhouse section. Being dedicated in this revised Preliminary Plat are Lot 35, Block 4; Lots 18-20, Block 6; Lots 10-13, Block 7; Lots 8-15, Block 8; and Lots 1-3, Block 9. This revised plat was distributed to all interested patties. Entergy has requested additional 10' wide utility easements along ten lots in the vicinity of Indian Blanket and Rosewood.
