JW Turner Construction, Ltd, on behalf of Angelica Carrier, is requesting a Variance for the property
located at11U2Long Avenue. The property iszoned Residential Single -Family (R-S)and therefore
requires a front building setback of 25' and an exterior side yard setback of 15' for a main structure. The
applicant is requesting the front yard setback to be reduced from 25' to 5' and the exterior side yard
setback tobereduced from 1S'to4.5'. Please see the site plan located inyour packets for avisual
reference ofthe aforementioned.
11U2Long Avenue has alot depth of7O and width of37.5'. Our minimum lot requirements for oparcel
located in the R-S zoning district are 50' in width and 100^ in depth. Therefore, this lot is less than the
required minimums per our City ordinances Sec. 28.03.024 District Area and Height Regulations.
JW Turner Construction, Ltd is a local company. They have participated in the General Land Office (GLO)
Disaster Recovery Program to facilitate building structurally sound homes and mitigate future flooding
hazards for citizens' homes that have been affected 6vnatural disasters.
The applicant shall have the burden of proof to demonstrate that all three conditions necessary for
approval have been met:
Aj That the granting ofthe Variance will not becontrary tothe public interest;
8) That literal enforcement of the ordinance will result in unnecessary hardship because of
exceptional narrowness, shallowness, shape topography or other extraordinary or
exceptional physical situation or hardship physical condition unique to the specific piece of
property inquestion. "Unnecessary hardship" shall mean physical hardship relating tothe
property itself as distinguished from a hardship relating to convenience, financial
considerations or caprice, and the hardship must not result from the applicant or owner's
actions; and

Re: Setback Variance — 1102 Long St, Beaumont (Homeowner — Angelica Carrier)
To Beaumont Board of Adjustment,
This property has been approved by the Texas General Land Office Homeowner Assistance
Program for disaster recovery reconstruction. The storm -damaged home (to be reconstructed)
is situated on a lot that is 37.67wide by 70.28' long. The proposed house plan is 27.8'wide by
49.2' long, This property is located on the corner of Long St. and Forrest St., requiring a 15'
east side. The new home can be situated on the lot to meet the 5' inside setback and rear
setback, however, the east side setback would be 4.6'from the property line and 24from the
right of way on Forrest St. The front setback would be 52from the front property line and 24'
from the right of way on Long St.
This proposed placement should not negatively affect the look of the neighborhood as all
houses on this particular block of Long St. are set at various distances from the right of way.
This newly reconstructed home will most definitely result in a positive impact on the
homeowner's wellbeing, as well as her community.
Our proposed site plan includes variances on the front and east side setbacks, while still
respecting the inside and rear build lines. We are requesting variance approval on the 15' city
defined street side setback and 25'front setback to reconstruct this storm damaged home for
Mrs. Carrier and the Texas General Land Office.
