SUBJECT: Request for a zone change from RM-H (Residential Multiple Family Dwelling -
Highest Density) to GC -MD (General Commercial -Multiple Family Dwelling)
District.

STAFF REPORT
The Planning Manager recommends denial of the zone change. A commercial zone would
cause an incompatible land use to intrude into a residential block.
The applicant has acquired the vacant lot at the northeast comer of Craig and Victoria. The
lot backs up to M. L. K. Parkway. He wants to open a used car lot on the property. He lives
across the street.

Dear Planning Division:
Enclosed you will find my completed application for zoning
change along with my check for $200.00.
I request a zoning change from RM-H to GC -MD. The purpose
is so that I may open a very small used auto dealership. I
live with my aged mother in the family homestead at 1470
Victoria, directly across Nictoria from the proposed auto
lot.
Because of my mother's advanced years and deteriorated health,
I must remain in close proximity to the residence during the
business day. The parcel itself fronts onto MLK and provides
ideal commercial exposure for a small commercial venture.
Moreover, thoroughfare frontage along the MLK route was,
according to my memory, historically commercial.
I would appreciate your consideration of the zoning change
request. Please timely advise me of next steps.
