Richardson, Planning Manager SUBJECT: Request for a zone change from GC -MD (General Commercial -Multiple Family Dwelling) to RM-H (Residential Multiple Family Dwelling -Highest Density) District. FILE: 1581-Z Kfl��. The Planning Manager recommends approval of this request. This is in keeping with the Comprehensive Plan for a neighborhood growth unit. The applicant, Mike Phelan, plans to develop additional units offWillow Creek south of the Brentwood Golf Course. Willow Bend Drive will be extended to Brooks Road in the future. Future development will consist of cul-de-sacs extending east and west of Willow Bend Drive. The request is to rezone almost 2 acres now GC -MD to RM-H situated west of the proposed extension of Willow Bend, This will allow for two additional estate size lots. Exhibits are attached. Stivers League, Abstract No. 51 located in Beaumont, Jefferson County, Texas. Richardson, AICP Planning Manager Re: Application for Zoning Amendment Dear Mr. Richardson: In follow up to our meeting on the 16'h, attached for review and consideration are the following: Application form requesting amendment to the Zoning Ordinance for a 1.945 acre parcel of vacant land located in the 7500 block of Brooks Road 2) Exhibit: 'A" -Location map 3) Exhibit "B'�-Survey drawing of the subject tract 4) Legal description of the subject tract 5) Application fee (check no. 7056) for $350. 00 The subject property is a heavily wooded tract located on the north side of Brooks Road adjoining the Brentwood Goff Course. As discussed, the applicant plans to extend Willow Bend Drive, a residential collector, to tie in with Brooks Road and develop the property on either side (18 acres) into 15 estate sized lots for single family residences. The proposed plan is illustrated on the attached survey drawing. The east line of the subject tract represents the current dividing line between GC -MD and RM-H zoning. The intent of this application is to expand the RM-H zoning approximately 150 feet west to allow for development of two additional estate lots as shown on the survey. The applicant/owner requests through submittal of the above, consideration to amend the zoning of the subject tract from the current GC -MD designation to RM-H as described in the referenced attachments.
