The Planning Manager recommends approval of the preliminary plat subject to the installation
of one additional street light, correction of Note #2 to include information on "Flood Zone B"
and approval of the variance to the maximum 800 foot cul-de-sac length. A revised plat will
be required with copies for distribution.
Stephen Brown wishes to develop this 26 lot subdivision for single family residential uses.
This subdivision was reviewed by the Planning Commission in January. At that time, variances
to side and rear yard setbacks for some lots were being asked for. The Planning Commission
denied the plat as presented.
A new plat has been submitted with two lots in the center of the subdivision removed so that
there are eight lots with a 70 foot width instead of ten narrower lots. In addition, variances to
some side and rear yard setbacks are not being requested. However, a variance to the
maximum 800 foot cul-de-sac length is still being requested. The cul-de-sac is approximately
850 feet in length,

Submitted for your review and comment are thirty (30) blueprints of the Preliminary Plat and the $300.00
processing fee for the proposed Brownstone Park Subdivision located on Lucas Drive just south of
Folsom Road. The subdivision will be developed for single family residence construction.
The project will include a common area along Lucas Drive which will be used for installation of a
decorative fence and a mailbox at the west end of the northern street. Facilities in the common area will
be jointly owned maintained by the property owners association.

We are requesting a variance to the maximum 800 foot length of cul-de-sac, Sec. 24-13 (h), since the
combined length of roadway from the Lucas Drive entrance to the end of the roadways is approximately
850 feet, No variance to building setback requirements will be requested,
Preliminary drainage calculations to accompany the preliminary plat are attached and will also be sent to
the City of Beaumont Engineering Department.

We have previously submitted blueprints and support information for a Preliminary Plat for the proposed
Brownstone Park Subdivision located on Lucas Drive just south of Folsom Road. It is our desire to
submit the attached Preliminary Plat as a revision to the one submitted January 15.
Revision has been made to eliminate two (2) lots in the center of the subdivision so that 4 lots of 70 foot
width can be made rather than the 55 foot lots originally submitted. This elimination of two lots will allow
homes to be built similar to those in surrounding neighborhoods without the problems associated with the
smaller lots. The total number of lots within the development will now be 26 lots.
