Richardson, Planning Manager SUBJECT: Request for a replat of Lots 27 & 28, Block 3, Garden Villas Addition into Tracts 1, 2 & 3, Block 3. FILE: Replat - Lots 27 & 28, Block 3, Garden Villas Addition STAFF REPORT The Planning Manager recornmends, approval of this replat subject to the conditions listed below: 1. Provide the correct flood data. 2. Provide bench mark elevation. 1 Show all existing and proposed easements, if applicable. 4. Provide surveyor's statement, Access Surveyors, for property owner James McMillian, is requesting a replat of Lots 27 & 28, Block 3, Garden Villas Addition into Tracts 1, 2 and 3, Block 3. In years past, three residential structures were built and/or moved onto the subject property. According to the survey plat, all three structures were built on Lot 27. Lots 27 and 28 are oriented towards Shady Lane. Mr. McMillian would now like to replat his property so that each lot has a residence located on it. The lots would be oriented towards Main Lane. This property is located within the Extraterritorial Jurisdiction (ETJ) of the City of Beaumont and is therefore subject to review by the City. Because additional lots are being created, property owners within 200 feet of the subject property were notified. This plat was sent to all interested parties.
