STAFF REPORT
The Planning Manager recommends approval of the preliminary plat subject to the comment
listed below.
The preliminary plat for Phases I and 2 was approved in July, 1998. Because construction of
this section was not completed within the required two year time period, the plat for Section
2-B has expired. Therefore, the applicant is resubmitting this plat for re -approval,
This 2.5 acre tract is to be developed as a single family subdivision and consists of five lots.
The lots will be accessed by a westerly extension of Littlechase Drive. Water, sanitary sewer
and storm sewer are completed and have been accepted for maintenance by the City Council.
This subdivision plat was sent to all interested parties for review. The following was the only
comment received:
1) An erosion control plan must be submitted to the City Engineer before construction,

Dear Mr. Richardson:
Transmitted herewith in regard to the above referenced are the following:
1) 30 prints of the preliminary plat for the final phase of the original
Bellechase West development
2) $ 300.00 application fee (check no. 7935)
3) Reduced copy (8Y2" X I V) of the preliminary plat for your staff
report
The attached preliminary represents the final phase of the Bellechase West
development plan as approved by the Planning Commission in July of 1998.
Two construction phases have been completed, the most recent being Section
Two -A in August of 2000. You will note that no major changes in the design or
layout have been made since approval of the original plan and that the
attached preliminary is being essentially resubmitted due to the two year
expiration period outlined in the Subdivision Ordinance.
Section Two-B will consist of Slots for residential families and will be restricted
under the same covenants as the previous two phases. All sanitary sewer,
water (water & sewer service taps inclusive), and storm sewer improvements
for this final phase were completed and accepted for maintenance by the City
as a part of the construction on Section Two -A. Construction of Section Two-B
will essentially consist of completion of the street paving and of course
