GC -MD (General Commercial -Multiple Family Dwelling) District.

STAFF REPORT
The Planning Manager recommends approval of this request.
Salim Makdsi, owner, wishes to rezone 2412 Delaware. A single family residential structure
sits on Lot 7. Mr. Makdsi owns this lot and Lots 8- 10, to the east. A convenience store sits on
Lots 8-10. This convenience store has been at this location for many years.
The widening of Concord and Delaware at this corner has resulted in Mr. Makdsi losing the
fuel tanks and off-street parking in front of the convenience store. The store is now only 30 feet
off both streets.
Mr. Makdsi would like to demolish the existing store and rebuild. This would require the
rezoning of Lot 7 so that he could move the building to the west.

I PRESENTLY OWN LOTS 7,8,9 AND 10 BLOCK I OF THE COUSINS ADDITION TO THE CITY OF
BEAUMONT. LOT 7 CONTAINS A SINGLE FAMILY HOUSE WHICH I RENT, AND LOTS 8- 10
CONTAINS A CONVENIENCE STORE, WHICH I STILL OPERATE, WHICH HAS SERVED THE
IMMEDIATE NEIGHBORHOOD FOR MANY YEARS. LOT 7 IS CURRENTLY ZONED RESIDENTIAL
SINGLEFAMILY AND LOTS 8. 1,0 AR ZONED G.C.N4D., THK WIDENING OF CONCORD AVE. AND
DELAWARE STREET AT THIS CORNER HAS RESULTED IN MY LOSS OF FUEL TANKS AND OFF
STREET PARKING IN FRONT OF THE BUILDING, THE STRUCTURE NOW LIES WITHIN 30 FEET OF
BOTH STREETS. TO ENHANCE THIS CORNER AND RETURN MY BUSINESS TO A COMPARABLE ONE
PRIOR TO STREET CONSTRUCTION I WOULD NEED TO DEMOLISH.MY EXISTING STORE AND
REBUILD A NEW ONE AS PER ATTACHED DRAWING. TO DO THIS PROJECT" WOULD REQUIRE THE
USE OF LOT 7 AND THEREFORE I AM ASKING FOR THE RE -ZONING OF THIS LOT.
