Richardson, Planning Manager UN SUBJECT: Request for a zone change from RS (Residential Single Family Dwelling) District to GC -MD (General Commercial -Multiple Family Dwelling) District. FILE: 1604-2 STAFF REPORT The Planning Manager recommends approval of this request. Salim Makdsi, owner, wishes to rezone 2412 Delaware. A single family residential structure sits on Lot 7. Mr. Makdsi owns this lot and Lots 8- 10, to the east. A convenience store sits on Lots 8-10. This convenience store has been at this location for many years. The widening of Concord and Delaware at this corner has resulted in Mr. Makdsi losing the fuel tanks and off-street parking in front of the convenience store. The store is now only 30 feet off both streets. Mr. Makdsi would like to demolish the existing store and rebuild. This would require the rezoning of Lot 7 so that he could move the building to the west. Exhibits are attached.
