STAFF REPORT The Planning Manager recommends approval of the request. This application complies with the Comprehensive Plan. Ms. Helen Thomas owns the metal Quonset but and a frame storage building at the southeast comer of Wall and Jefferson. She has rent property and wishes to restore some furniture. The structures have been unused for some time. This property was originally zoned LI (Light Industrial). in 1988, the City Council rezoned 18.5 acres of land in this vicinity from CBD and LI to RCR. I have about three people who will have access to the property. We will repair our ftu-niture during the daylight hours, and weekdays only. This is not a business open to the public, therefore there will be very little activity if any. Some days there will be no activites at all. Ex. I love - antiques and I have a sofa set from my uncle I want to restore. I would like to work on it at 835 Jefferson -Beaumont, TX (I hope) The specific use will be compatible with and not injurious to the use and enjoyment of other property, nor significantly diminish or impair property values within the immediate vicinity. This establishment of specific use will not impede the normal and olderly development and improvement of surrounding vacant properties. I will have adequate utilities, access roads, drainage and other necessary supporting facilities have been or will be provided. The design, location and arrangement of all driveway and parking spaces provide for the safety and convenient movement of vehicular and pedestrian traffic without adversely affecting the general public or adjacent development. All the lots surrounding the property is vacant. I will take adequate nuisance prevention measures and/or will be taken to prevent or control offensive odor, fumes, dust, noise and vibration.
