SUBJECT: Request for a zone change from GC -MD (General Commercial -Multiple Family
Dwelling) to RM-H (Residential Multiple Family Dwelling -Highest Density)
District. Property being considered is 217'in width along E. Lucas and 150' in depth.

The Planning Manager recommends approval of the zone change request from GC -MD to
RM-H. The RM-H district and residential uses exist to the west and south.
The applicant, Mr. Harold Garner, wishes to sell his existing home at 2201 E. Lucas Drive
and build a new one. He is negotiating a contract to have the house and garage apartment
moved off his property. The present home was constructed prior to 1981 when the new
zoning ordinance prohibited residences in the commercial zones. The GC -MD is 150' in
depth along Lucas but the applicant's property extends from 212' to 300', more or less, south
of Lucas. He owns 1.09 acres and all but 0.75 acres is already RM-H. There are homes east,
west and north of his residence.

I am hereby requesting that my house located at 2201 East Lucas,
Beaumont, Texas be rezoned.
The reason for this request is to build a new home at this location
and in order to do so it has to be rezoned from commercial to a residential
multi -dwelling.
