located in the 3700 and 3800 blocks of Roland Road.

STAFF REPORT
The Planning Manager recommends approval of the request to vacate the Roland Addition.
The applicant, Reginald Johnson, has purchased the 7.80 acre tract known as the Roland
Addition. The plat was filed for record on August 13, 1963 in the Map Records of Jefferson
County in Volume 9, Page 103.
The plat as recorded consists of Lots 1-10, Block 1; Lots 1-12, Block 2; and Lots 1-12, Block
3. It was out of Block 37 and the west 227.9' of Block 48, Beaumont Improvement
Company Subdivision, H. R. Williams Survey, Ab-58. No individual lots were sold nor any
public improvements made, Mr. Johnson plans to build his home on the property. The
subject tract is zoned RS (Residential Single Family Dwelling) District.
Section 24-10 of the Subdivision Ordinance is the regulation concerning how a plat is to be
vacated. Section 24-10 (a) reads as follows:
"Any such plan, plat or replat may be vacated by the proprietors of the land covered thereby
at any time before the sale of any lot therein by a written instrument declaring the same to
be vacated, duly executed, acknowledged and recorded in the same office as the plat to be
vacated, provided the approval of the Planning Commission shall have been obtained as
above provided, and the execution and the recordation of the instrument shall operate to
destroy the force and effect of the recording of the plan, plat or replat so vacated. In cases
where lots have been sold, the plan, plat or replat , or any part thereof, may be vacated upon
the application of all the owners of lots in said plat and with the approval, as above provided,
of the Planning Commission. The County Clerk of the county in whose office the plan or
plat thus vacated has been recorded shall write in plan, legible letters across the plan or plat
so vacated the word "Vacated", and also make a reference on the same to the volume and
page in which said instrument of vacation is recorded."
A reduced copy of the plat petitioned for vacation is attached, along with a copy of the legal
instrument required by law.

It is my intention to revoke and vacate the plat or subdivision named ROLAND
ADDITION, being a resubdivision of Block 37 and the West 227.9' of Block 48 in the
Beaumont Improvement Company Subdivision in the H. R. Williams Survey, Jefferson
County, Texas, dedicated in Volume 9, Page 103, of the 44WRecords of Jefferson
County, Texas, for the purpose of constructing a residence.
I, Reginald Johnson, the present owner of the above -described property, am in
compliance with Sec. 24-10, Vacation of plats, replats and resubdivisions.

REVOCATION OR VACATION OF PLAT OR SUBDIVISION

KNOW ALL MEN BY THESE PRESENTS:
COUNTY OF JEFFERSON
That 1, REGINALD JOHNSON, the present owner of all of the property described herein,
do hereby revoke and vacate the plat or subdivision named ROLAND ADDITION being a
resubdivision of Block 37 and the West 227.9' of Block 48 in the Beaumont Improvement
Company Subdivision in the H. R. Williams Survey, Jefferson County, Texas, dedicated in
Volume -9 , Page 103 of the map R%-,%-ords of Jefferson County, Texas.
No lots have been sold from the subdivision and I am the current owner of the entire
subdivision. It is my desire and intent, subject to the approval of the City Planning and Zoning
Commission of Beaumont, Jefferson County, Texas, to revoke or vacate the above described
subdivision and I hereby revoke and vacate the plat or subdivision of the said ROLAND
ADDITION to the City of Beaumont, Jefferson County, Texas.
