Richard Faust, with Faust Engineering, is requesting a Variance, on behalf of Lisa Revia, to the
required nliminoU0n lot area, width and depth requirements in aGC-K0D (General Commercial '
Multiple Family Dwelling) District.
K4[ R]USt intends to split one track of land into two parcels. The first lot with the address of
2610Washington Blvd isanappliance retail shop and will have aproposed lot area of5,4OIsqft
depth ofO1.16',and width oFGG.59'. The second lot ismnexisting residence and will have alot
area of4,589sqfLdepth of6O.59',and width of68.87. The intention ofthe lot split isfor the
owners tosell l6lOWashington Blvd and keep their residence ot2996Avenue L
By strict compliance with the City of Beaumont Zoning Regulations, the GC -MD District requires
a lot area [O|O|[DVDl Vf7.5OUsqftL a lot depth rninirnVnn of 100/, and a lot width nniniolVml Vf75'.
Sec. 26.05.002 M (1) Exemption for lot splits states "the requirements ofthis chapter shall not
apply tothe resUbdiVision of industrial lots, commercial lots, multiple -family lots (or portions of
such lots), or condominium or "townhouse" FegiUOg5 in subdivisions legally platted and filed for
record in Jefferson County when the resulting lots meet all the nninin)unn lot area, width and
depth requirements ofthe zoning nrdinance."
Approval ofthis request would allow Mr. Faust tocomplete recordation ofthe lot split through
metes and bounds.

Attached for consideration is a request to reduce the requirements for minimum lot depth
width, and size, for the division of lot zoned GC -MD. This division will divide the original lot
into a north lot and south a south lot. This will ensure each structure on Lot 13 will have its
own separate lot. The south lot will front Washington Boulevard and the north lot will front
Avenue C. Both lots have access towater, sewer, storm, and road services.
