Richardson, Planning Manager SUBJECT: Consider a replat of Lot 1, Block 12, Wescalder Fig Acres Addition into Lots IA, IB, IC and ID. The zoning district is RS (Residential Single Family Dwelling). FILE: Replat of Lot 1, Block 12, Wescalder Fig Acres STAFF REPORT The Planning Manager recommends approval of the replat. The replat is in compliance with the Subdivision Ordinance, the Zoning Ordinance and with the City's Comprehensive Plan. This replat reconfiguring one large 4.4 acre lot into four lots requires a public hearing by the Planning Commission because the property is zoned RS (Residential Single Family Dwelling) District, is a recorded subdivision (Wescalder Fig Acres) and the replat increases the number of platted lots. Otherwise, this is a minor plat meeting the subdivision and zoning regulations, and normally would receive administrative approval. No new street rights -of -way or new easements are being dedicated. Lots IA (0.40 acres), 1B (0.38 acres) and 1C (0.38 acres) front on Wescalder Road, while Lot ID (3.23 acres) fronts for 512.25 feet along Baker Road. Lot I D backs up to a DD#6 drainage easement and ditch. The Brookside Place Addition - a previous replat of part of Block 12; abuts the subject tract on the south. Lots IA, IB and IC have a depth of 183.75 feet and are from 90 feet to 94.7 feet in width. The minimum lot size in the RS District is 50' x 100'. Wescalder Fig Acres was platted in 1925 as a large rural subdivision out of the A. Savery League and is "...lying about four miles west of the Town of Beaumont... "and is south of the Beaumont -Houston Highway." (Dedication on plat.) This area was annexed into the City in 1957. Prints of the replat were distributed to the usual recipients. No objections were received by staff as of May 10, 2001, Exhibits are attached. Also attached is a check payable to the City of Beaumont in the amount of five -hundred dollars ($500.00) for application processing fees and a check payable to the Jefferson County Clerk in the amount of twenty-six dollars ($26.00) for filing fees. Application is being made by the current owner, Floyd Goodrich Jr., for the subdivision of existing Lot 1, Block 12 into Lots IA, 113, IC and ID, Block 12 to allow Mr. Goodrich to sell said lots separately to residential buyers. There is existing city water and sewer as well as telephone and electrical services provided for said lots. There are no new easements or rights -of - way created by this replating.
