Richardson, Planning Manager SUBJECT: Request for a zone change from RM-H (Residential Multiple Family Dwelling -Highest Density) to GC -MD (General Commercial -Multiple Family Dwelling) District, FILE: 1586-Z STAFF REPORT The Planning Manager recommends approval of this zone change. Robert (Rocky) Chapman, owner of the property at 4345 Crow Road, wishes to rezone the entire 1,232 acres from RM-H to GC -MD. There is currently a specific use permit for office uses on approximately the front half of the property. That specific use permit was approved in May, 1999. Two office buildings and related parking have been built. Mr. Chapman has one client who would like him to build a free standing retail building and a second client who would like a free standing office building built, all on the back part of the property. The retail use would necessitate a zone change. The zone change is in conformance with the Comprehensive Plan. Exhibits are attached. I would like to change the zoning district of the above mentioned property from RMH and Specific use as office, to GC. The property is surrounded on all sides by retail or commercial buildings. I have a retail client who would like me to build a free standing retail building on the back part of the property listed above. I also have another client who wants a free standing office building on the back part of the property next to the retail building. I have submitted a copy of the proposed site for your consideration. The buildings I propose to build will be an attractive Brick veneer with a nice parking lot with Landscape and Green areas. This project will be an overall improvement to the above mentioned property. I look forward with working with the City of Beaumont on this project.
