The Planning Manager recommends approval of this request subject to getting the necessary
approvals from the Historic Landmark Commission and the Zoning Board of Adjustment.
Nancy Carlisle, owner of Quality Care Sitter Services, Inc., wishes to expand the administrative
offices of her business at 2325 Liberty. Ms. Carlisle was granted a specific use permit for
administrative offices in March, 1998. Since that time, she has found the need to add additional
office space.
The proposal is for constructing a 17' 3 V2" x 34'addition to the rear of the building. Additional
parking will be provided as well.
Since this property is in the Oaks Historic District, the Historic Landmark Commission must
approve a certificate of appropriateness for the construction. Additionally, a variance to the rear
yard setback must be approved by the Zoning Board of Adjustment. A 25' rear setback is
required. A 17' rear setback is proposed.

Dear Sirs,
A specific use permit to expand the property located at 2325 Liberty,
Beaumont, Texas. The expansion will be used to enlarge existing working
areas and to add Private offices.
The acceptance of the specific use permit will not impede normal
development of the neighborhood. The surrounding properties has several
similar businesses in the area including doctors offices, copy product dealers,
Insurance agencies, dental Labs and apartment complexes.
The business will continue to be an office operation and will not release
odors and or/dust and will not create noise or other nuisances. Minimal
directional Lighting will be required since this office will operate during the
daylight hours.
There is sufficient greenery and landscaping to provide with the surrounding
Properties. The property will be improved over its present condition and this use
is in accordance with the comprehensive plan.
