SUBJECT: Consider a request for a specific use permit to allow a dental office in an RM-H
(Residential Multiple Family Dwelling -Highest Density) District.

STAFF REPORT
The Planning Manager recommends approval of the specific use permit subject to providing
a driveway between the two parking lots to improve public access and correcting the
deficiencies in the disabled parking stall layout.
William Nantz, D.D.S. wishes to construct a dental office at the northeast corner of Phelan
Boulevard and Mathews Lane. The one-story building will be approximately 2,900 sq. ft. in
area.
The Traffic Manager recommends that a driveway be constructed connecting the two parking
areas to improve public access. This would allow flow between the parking lots in case one
lot is full. Otherwise, traffic would have to exit the property to access the other lot.
This proposed dental office would complement other existing and proposed development along
this stretch of Phelan Boulevard,

RE: Dental Office on Phelan
The newly constructed dental office for Dr. William Nantz DDS to be
constructed on Phelan and Matthews will be compatible with and not
injurious to the use and enjoyment of other property, nor diminish or impair
property values within the immediate area. The new office will be used for
general dentistry only.
The new dental office is very compatible with the office complex within two
hundred feet west of this new construction.
Adequate utilities, drainage and roads have and will be provided as specified
on site plan.
As shown and provided on site plan, drive location, parking and convenience
have been provided not affecting the general public.
The new dental office for Dr, Nantz DDS will not cause odor,, finnes or
vibrations that would affect the adjoining property.
Exterior lighting of new building is very minimal and will not disturb
neighboring properties.
Landscape design has been approved and is in compliance and compatible
with the adjoining properties.
The new dental office will be used solely for general dentistry and will meet
the specifications of the City of Beaumont.
