Richardson, Planning Manager SUBJECT: Consider the Preliminary Plat of Christina Court, Section Two, Phase One FILE: Preliminary Plat - Christina Court, Section Two, Phase One STAFF REPORT The Planning Manager recommends approval of this request subject to the following conditions: 1) The street in the cul-de-sac at Christina Court North and Christina Court West intersection should have a 33.5 foot radius. 2) The water line between Lots 25 and 26 must be cased from setback to setback. 3) Fire hydrants should be spaced at 700 foot intervals. In addition, a waiver of the temporary cul-de-sac requirement at the end of Christina Court West is recommended. John Holm with Fittz and Shipman, Inc. has submitted a preliminary plat for Christina Court, Section Two, Phase One. This property is located west of the Brownstone Subdivision off W. Lucas, This subdivision plat was sent to all interested parties for review. Comments were received as previously noted. A revised plat will be required with copies for distribution. Would like to present this request to the Planning Commission meeting of October 21,2002 Drainage calculations have not been included as the construction drawings for streets, drainage, sewer and water were prepared and approved as submitted under Christina Court Section One, in August of 1999. All drainage and utilities have been stubbed out to receive the improvements for Section Two, Phase I. Our client, Bill Little President of Litwood has changed lot sizes and total number of lots for Section TWO since the initial preliminary/final plats of 1999.
