Fittz & Shipman, Inc. has requested preliminary plat approval of Doguet's Diamond D
Ranch Subdivision, Phase 3D The project is located within the Planning Area of the
ETJ of the City of Beaumont south of US Hwy. 90 and approximately 1.1 miles west of
Meeker Road.
In December of 2016 a Preliminary plat was filed that included this portion of Brangus
Trail Drive. When the -final plat was filed, this street was not included. Since it has
been more than two years since the original Preliminary Plat was approved, a new
Preliminary Plat is required. The applicant states that this approximate 69.5' section of
street will allow driveway access for the previously platted lot facing Diamond D Drive.
The Planning staff recommends approval of the request.
This item. was sent to all interested parties.

Drainage Calculations for the proposed O.087acre D quet's Diamond D Ranch Subdivision — Phase 3D
which will provide for dedication of Right of Way for the proposed extension of Bnangum Trail Drive. Phase
3D will ounmim( of the extension of BronOusTna|| Drive westward approximately GS.5feet from the intersection
at Diamond O Drive which has been previously constructed. The proposed roadway will allow driveway
access from previously platted Lot 43Block 14.
The proposed subdivision in within the 5-mile Extnsb*nitohm| Jurisdiction (ETJ) of the City ofBeaumont,
greater than 2 miles from the City Limits, and is mpproxinnote|y3.5 miles from the Beaumont City Limits. It
will be located west of Diamond O Drive and approximately 2`84U feet south of Hercules Drive (Diamond U
Phane7). This Preliminary Plat is also being submitted to Jefferson County and the Meeker Municipal Water
District for review and approval.
Phase 3Dwill consist 0.07 Acres for the proposed Right -of Way. There will be no residential lots. Street
FighxBmngus Trail Drive will be 60 foot wide. Pavement for the residential street will bem28 feet
wide concrete street constructed to City of Beaumont Subdivision Standards with curb and gutter type
construction. The proposed street extension will connect tothe previously constructed intersection and curb
radii on Diamond D Drive. A 15 foot utility and drainage easement was previously been dedicated on
adjacent lots 42 and 43. Sidewalks will be constructed on each side of the roadway as each residence is
completed,
Drainage will be provided by grading of the proposed ekmot pavement eastward toward Diamond D Drive
where underground storm lines were previously constructed and platted in 2018. This street was included in
drainage areas F32 and F23 in the drainage computations for Diamond D Ranch Subdivision Phuae3O.
These areas were also considered in the original sizing of the storm detention facilities located at the western
end of Bond Road. All lots within this Phase are located outside of FEMA 100 year flood zones.
We are proposing to extend the 8 inch diameter water line westward from Diamond O Dhws and a flush ws|ms
will be located at the vvayt end of the proposed street. Sanitary Sewer for previously platted lots will be
provided by each homeowner by installation of individual aerobic treatment units with spnsvOm|da ordrip-
irrigation

maintenance of right-of-ways and easements, etc, as well as to provide guidelines for residentialconstruction
within the subdivision es they did for Phases 1 &2.3A^3B4.5.Oand 7.
Addressing has previously been provided for Lots 42 and 43which were approved with Diamond U Ranch
Phome3B.
