STAFF REPORT
Blythe Hukill has requested approval of a Replat of a portion of Lot 10, Block 5, Fourth Street
Acres, Beaumont, Jefferson County, Texas. The plat will divide the property located at 2775
011 Street into three (3) buildable lots. The property is located in flood zone X and the proposed
lots will meet all minimum lot requirements.
Water lines have not been extended along this portion of 6 th Street. For the new lots to have
access to water, the lines will need to be extended at the developer's expense. In addition, no
utility casements have been provided. The Subdivision Ordinance Section 26.03.011 states,
"Utility easements and water and sewer facilities shall be provided by the subdivider in
accordance with the standards and specifications for nfininmin water and sanitary sewer
requirements . . . "
The Planning Staff recommends approval with the following conditions:
1. Water lines of adequate capacity, as approved by the Water Department shall be provided
at the developer's expense prior to recordation of the final plat.
2. Provide a 10' wide utility easement along the front of the properties.
